OfferSniper Privacy Policy

Operated by MIAMIMB LLC, a Florida limited liability company ("OfferSniper," "we," "us"). Last updated: [DATE].

This policy explains what information OfferSniper collects, why, who processes it for us, and the choices you have. It applies to the OfferSniper web application and website.

1. What We Collect

Account data: your phone number (used for one-time-passcode login), email address, and name.
Buy box: the investing criteria you configure (areas, price ranges, property types, and similar preferences).
Contract details: your uploaded purchase-contract template and the prices and terms you enter when preparing offers.
Proof-of-funds documents: the POF file(s) you upload to attach to offer packets.
Mailbox connection tokens: when you connect your email account, we store the authorization tokens needed to draft and send messages from your mailbox at your direction, and to detect replies for outcome tracking. We access your mailbox only for these purposes.
Payment data: handled by Stripe. We do not store your full card number.
Usage and outcome data: app activity, offers prepared and sent, replies and contract outcomes you log or that are detected, and technical logs (IP address, browser type, timestamps).

2. Why We Collect It

To run the Service: match listings to your buy box, compute ARV estimates, fill your contract template, package offers, and send emails you approve from your account.
To authenticate you (phone OTP) and secure your account.
To bill your subscription and comply with tax and accounting obligations.
To track your outcomes so the pipeline features work.
To support you, fix problems, and improve the Service.
To send you service messages and, with your consent, occasional product updates (see Section 10).

We collect only what the Service needs. We do not use your contract terms, POF documents, or offer contents for advertising, and we do not train third-party AI models on them.

3. Who Processes Data for Us

We use a small set of service providers ("processors") under contracts limiting their use of your data to providing their service to us:

Note on AI processing: the contents of your offers, your contract template and completed contracts, and your proof-of-funds documents are NOT sent to any AI provider. Only short reply-classification text is processed by the AI provider, and it is not used to train their models under our agreement [confirm provider's no-training terms].

The Service is hosted on a virtual private server located in the United States. Your data is stored and processed in the United States.

4. No Sale of Personal Data

We do not sell your personal data, and we do not share it with third parties for their own advertising. If you choose the optional partner-lender referral, we share the information you approve with that lender, and we may receive a referral fee for business-purpose loan referrals — this happens only at your request.

5. Retention

Account, buy box, and outcome data: kept while your account is active and for [12] months after closure, then deleted or anonymized.
Contract templates and POF documents: kept while your account is active; deleted within [30] days of account deletion or your earlier removal.
Mailbox tokens: deleted immediately when you disconnect your mailbox or delete your account.
Billing records: retained as long as tax and accounting law requires.

6. Security

We use industry-standard measures: encryption in transit (TLS) and at rest, mailbox tokens stored encrypted, access on a least-privilege basis, phone-OTP authentication, and logging of administrative access. No system is perfectly secure; if a breach affects your personal data we will notify you as required by law.

7. Your Rights

You can access, correct, export, or delete your personal data. Most of this is available directly in your account settings (including disconnecting your mailbox and deleting uploaded documents); for anything else, email [privacy@offersniper-placeholder.com] and we will respond within [30] days. Deleting your account deletes your personal data on the schedule in Section 5. Depending on where you live, you may have additional statutory rights; we honor applicable ones regardless of your state.

8. Cookies

We keep cookies minimal: a session cookie to keep you signed in and basic first-party analytics [if any — confirm]. We do not use third-party advertising cookies or cross-site trackers.

9. Age Requirement

The Service is for adults. You must be 18 or older to use OfferSniper. We do not knowingly collect data from anyone under 18; if we learn we have, we will delete it.

10. Marketing Email and CAN-SPAM

Emails we send you (product updates, tips) are sent only with your consent, identify us as the sender, and include a working unsubscribe link, consistent with the CAN-SPAM Act. Unsubscribing from marketing does not stop essential service messages (receipts, security notices). Offer emails you send to sellers or agents go from your own mailbox under your own name — you are the sender of those messages and responsible for their compliance, as described in the Terms of Service.

11. Changes to This Policy

If we change this policy in a material way, we will notify you by email or in-app at least 14 days before the change takes effect. The "Last updated" date at the top always reflects the current version.
